This issue has been around for more than 20 years, but it seems now the insurance companies are getting better about asking about this type of piping on a more proactive basis. It's a fair bet that if the insurance company finds out that a particular house has Polybutylene in it (often referred to as "gray pipe"), then they will not write the policy until it is replaced.

Again since the insurance industry is so fragmented and ever in flux, nothing is 100% but as you might imagine, they have very little incentive to write insurance on a home with a known risk that is quite literally attached to it. Most of the Polybutylene piping is actually found in manufactured homes in this area.

I have found it in a few dozen times in site-built single family homes in Brevard (much higher incidence of this plumbing in Orange and Volusia counties) but that is a couple dozen out of 8,000-9,000 inspections that I've completed so it's really quite rare in this area.It's most commonly found in homes that were built in the late 80's through the 90's (or renovated in the time period).

For the last decade I've been printing out my reports on site and I still can, it just doesn't make sense any longer.
I still develop the report on site, but now I email a PDF binder to my clients.
The PDF is universally viewed on almost any computer and it's a single file with tiled annotated photos and the full report.

However, usually the clients just want it emailed, that way the realtor can get a copy easily as well as insurance companies (for specified forms).
Infrared photography (thermal imaging) can be an extremely useful tool for performing all types of inspections.
However it is just that, another tool, and in the right hands a very powerful tool.
It can save time and find things not easily found by any other means.
It CAN NOT see through walls, it merely displays surface temperatures as an image that we can see and decipher.
It's not a stand alone tool either.
Other tools and means are carried out to understand why the camera is showing a difference in temperature.
Remember, the more information we have about the job, the better an estimate we can calculate, so include details.
